The Hart & Hart Process

Sadly, customer service seems to have vanished from American industry. Therefore at Hart & Hart we take extraordinary steps to ensure the building process is not mysterious or frustrating. We beleive an informed client is a strength in the client/contractor team. Our commitment to customer service is well established.

Pre-contract
Hart & Hart is pleased to offer pre-contracting services for owners or architects with regard to pricing, feasability, etc. at no charge with the expectation of contracting the project. We are also available for fee based consulting on more extensive involvement or other needs.

The Contract
We prefer to contract with a guaranteed price that clearly spells out what is included in the cost. This is refered to a "Fixed Price" or "Lump Sum" contract. This type on contract relationship gives the client confidence in the final cost of the project as opposed to the "cost plus", or "cost plus with a guaranteed maximum price" type contract, which exposes clients to unforseen cost liability. Under a fixed price contract any items of cost not selected at the time of contract will be accounted for as an allowance completely under the control of the client.

Billing
Monthly you will recieve an invoice which itemizes the condition of the contract. A schedule of values will be attached identifying the progress of the project and basis for the billing. There will be an accounting of each allowance, its cost to date, and a statement listing any change orders whether they be additions or deductions. Any fees associtated with additions shall be applied, and fees associated with deductions shall be deducted. All change orders are estimated and presented in writing for approval by the client.

Benchmark Meetings
In an effort to keep the client informed and to avoid any miscommunication Hart & Hart has established several bench mark meetings for the purpose of contract reveiw, inspections, allowance reveiw, phasing, and job schedule. These benchmarks are; "pre-clearing", "framing", "pre-electrical", "finish", and "pre-settlement". However, we encourage any interaction on site at any time other than those prescribed meetings. It is also our policy to update each client weekly.

Closing and Post Closing
A final inspection is always executed to demonstrate how to operate all aspects of the home including: appliances, gas, water, and electrical emergency shutoffs, routine maintenance, wear expectations, and warranty information. During the same inspection any defects will be identified and scheduled for correction. Even a thorough inspection may miss a few needed adjustments so we also provide a "30 Day" walk through to be certain our clients expectations have been met. At any time after the one year statutory warranty period Hart & Hart will respond to questions or concerns and handle them appropriately.
